Curb Appeal

Considering selling your home, don’t sell yourself short! The exterior of your property is the first thing potential buyers will notice, setting their initial impression that can be hard to change. Consider exterior projects that focus on adding value to your home by enhancing its curb appeal.

According to a study conducted by business professor Sriram Villupuram at the University of Texas at Arlington, homes with high curb appeal sell for an average of 7% more than those with a less inviting exterior. Villupuram’s research involved training computers to identify appealing features, such as well-maintained lawns, neatly trimmed shrubs, and vibrant flowers, by analyzing and comparing numerous Google Street View images of homes that have sold.

Remember, even if it’s not the ideal time for you to sell due to your unbeatable interest rate, it’s still important to maintain your investment and stay on top of home improvements. This will give you a competitive edge when the market conditions align for you to confidently put your home up for sale.

Budget-friendly ways to boost your property’s curb appeal:

  • Add a pop of color with potted plants, or hanging planters
  • Put down a layer of fresh mulch to give your garden a clean look. (Pro tip: See if your town has a FREE mulch program. In Arlington, Virginia, as well as Fairfax County, homeowners can get free mulch made from recycled leaves and trees. Keep in mind this is not treated for termites like other mulches you may purchase) Free Mulch in Arlington & Free Mulch in Fairfax
  • Mow the lawn, prune trees and shrubs, and remove weeds and dead branches. This may seem straightforward, but it can make a noticeable difference in your home’s appearance!
  • Windows are a common focal point for prospective buyers, consider hiring a professional window cleaner. Approximately $250 for a 2,000 sq foot home.
  • Upgrade your entryway, replace or paint your front door.
  • To give your home’s exterior (and interior) a modern look, replace outdated light fixtures
  • Livable outdoor space is high on many buyers’ wish lists, don’t leave it empty, add practical furniture
